Energy Statements and Sustainability Statements

Our energy and sustainability statements balance environmentally sound proposals with commercial viability. They outline the most suitable and cost effective solutions to reduce carbon emissions and integrate Low or Zero Carbon (LZC) renewable energy technologies. Energy and sustainability statements demonstrate the commitment to achieving a sustainable development and ensure compliance against relevant policies and planning conditions.  They are often a requirement for:

  • Local planning authorities and applications (including the London Plan)
  • To achieve a particular BREEAM or Code for Sustainable Homes rating
  • Building Regulation 25a (Part L: 2013) compliance

Types of statement

Energy Statement

The energy statement addresses energy objectives such as CO2 emission reduction and renewable energy targets as set out in the London Plan and other planning applications.

Typically, the energy statement includes:

  • Baseline annual CO2 emissions and energy costs
  • Energy efficiency of the building fabric
  • Heating, ventilation and lighting
  • LZC feasibility report – renewable energy technologies
  • Contribution and costs analysis of each proposed renewable energy technology

SAP calculations (domestic schemes) and SBEM calculations or Dynamic Simulation Modelling (non-domestic schemes), will typically form the basis of the energy strategy.

Sustainability Statement

The sustainability statement covers key sustainability issues relating to a proposed development. They are often a requirement for Code for Sustainable Homes or BREEAM assessments.

Typically, the sustainability statement includes:

  • Energy efficiency of the building
  • Water efficiency calculations, flood risk assessment or surface water reporting
  • Material usage – reduce waste and increase recycling
  • Ecology report
  • Health and well being – daylight analysis and thermal comfort
  • Pollution issues
  • Transport
  • Overheating

RIBA Plan of Work 2013

The RIBA Plan of Work 2013 organises building development projects and processes into a number of stages, providing ‘Sustainability Checkpoints’ to help you meet all targets and requirements in your Energy Statement or Sustainability Statement.

Sustainability Checkpoint 1

  • Review energy and sustainability performance methods and opportunities
  • Identify local planning sustainability requirements and site constraints

Sustainability Checkpoint 2

  • Obtain screening letter from planning authority to verify sustainability requirements
  • Set environmental/performance targets and energy strategies
  • Agree how to measure, achieve and improve performance in use objectives

Sustainability Checkpoint 3

  • Establish measures to ensure appropriate levels of efficiency
  • Refine energy and servicing strategy and achieve required U-values
  • Prove the design concept with advanced modelling and audits against project targets

Sustainability Checkpoint 4

  • Refine the project’s sustainability strategy to achieve targets
  • Refine climate change strategy, including future adaptions
  • Incorporate environmental and sustainability issues in the Planning Application Design and Access Statement
